Q3 2026

What stands out

  • Multifamily was the most represented segment: four of the eight deals involved apartment management (Bell Partners, SRG Residential, Coastline Group, Mandel Group's management operations), and in each case the target or seller also invests in, develops, or owns apartments rather than only managing them for others.
  • Both public-company buyers are headquartered outside the US and bought firms that combine apartment investment or asset management with property management: Sun Life (Toronto) completed its purchase of Bell Partners, and Tokyo-based Daito Trust Construction agreed to buy Coastline Group through its US subsidiary.
  • The two community association deals were local or regional moves: Sharper Management took over the Twin Cities HOA division of a diversified real estate company (Gaughan Companies), and Rhode Island-based Tidewell entered Virginia by acquiring REACS Management.
  • The two smallest residential rental deals came from a franchise operator and a brokerage: Keyrenter Naperville acquired Keyrenter Chicago North, and Auben Realty, a residential real estate company with a brokerage, acquired Peach State Property Management (about 168 units).
  • Continuity of people was stated in two of the larger deals: Sun Life said Bell Partners keeps its leadership, property-level branding and offices, and Mandel Group said all of its site associates and nearly all of its corporate management group would be retained by the combined management company.

How this list is built

Only acquisitions announced in public during the quarter, by the buyer, the seller, or the trade press that reported them. Most private sales are never announced, so this is a picture of who is active, not a complete count. Prices are left out unless a primary source states them. Naming a buyer here implies no relationship with Wraith.

For what these buyers look for and how a sale is valued, see selling a property management business.
